Rightmove recently unveiled the 25 towns that experienced the most significant surge in house prices throughout the year 2025.
Leading the list was Hawick in Roxburghshire, located in the Scottish Borders, where the average asking price for a home surged by 18% to £148,633. Following closely was Durham, with average asking prices soaring by 15% to £251,339, and Stannington in Sheffield, witnessing a 12% increase in asking prices to £264,078.
The top growth list by Rightmove for 2025 showcased predominantly lower-priced regions, determined based on house prices, demand, and supply dynamics. The average asking price for a home among the top 50 areas stood at £270,711, which is 26% or nearly £100,000 below the national average of £368,031.
By the end of 2025, the national average asking prices experienced a slight decrease of 0.6% compared to the previous year. Scotland emerged as the most represented region in the top 50 list, boasting 12 locations, followed by the North West and Yorkshire & The Humber with 8 each. Surprisingly, London, with an average asking price of £679,782, did not feature in the top 50 for price growth in the past year.
According to Rightmove, affordability played a pivotal role in driving price growth in 2025. The preference for suburbs within close proximity to city centers remained high as many businesses continued to request employees to return to the office more frequently. Additionally, there was a trend of locations near universities or major NHS trusts driving house price growth.
Colleen Babcock, a property expert at Rightmove, noted, “There is typically a larger pool of buyers seeking to move within more affordable price brackets. Therefore, areas with more homes priced below the average asking price tend to attract higher demand from buyers, leading to increased house price growth in those regions.”
